Fate neighborhoods went in on a schedule, so the roofs did too. The Williamsburg district dates from 2006 with a second phase in 2012, Woodcreek and the Reserve at Chamberlain came out of the 1,700 acres Centex bought, Edgewater was created as the Williamsburg East district in 2020 and Monterra in 2022. First re-roofs are working through the older streets now, and whole blocks reach the question within a few years of each other.
That has two side effects worth planning for. When a street re-roofs at once the sales trucks follow, and the pressure to decide fast goes up right when you should slow down. It also means your color gets noticed. Most Fate neighborhoods review exterior changes, so read HOA roof approval before you fall for a shade, and expect to submit the product and color rather than explain it afterward.
On the city side, work inside Fate goes through Building Inspection, and a contractor you hire has to be registered with the City. No published rule covers a like-for-like re-roof, so confirm the scope with Building Inspection rather than assuming. The roofing permits guide has the contacts and the sequence.
