A Monterra roof is probably the newest thing you own. That does not make it invisible to hail, and it does not mean the paperwork behind it looks after itself. Here is what is worth knowing while the roof is still young.

The short version
Monterra is a Wynne/Jackson community on State Highway 66, about five miles east of downtown Rockwall and four miles southwest of downtown Royse City, built around an amenity center, pool, trails and pickleball courts. The City created the residential Monterra PID in 2022.
That year marks the start of the neighborhood, not the age of your roof. Homes here are still being finished, so one street may be on its third summer while another is on its first. Either way the questions are new-home questions: what went on the house, who stands behind it, and what to do the first time a storm tests it.
The first storm
New shingles are not hail proof. They are simply undamaged so far. NOAA has hail reported in Fate on April 27, 2026 at 1.5 inches and up to 2.75 inches, one report logged 0.8 miles from the city reference point. Stones that size bruise shingles and dent gutters, vent caps and air conditioner fins on a roof that went on last year as readily as on one from 2010.
Those records are reported event start points near a coordinate, not a map of damaged houses, so a nearby entry proves nothing about your address. It gives you a date to check against. If nobody has been on the roof since, a documented look at hail and storm damage is worth more than a guess from the driveway, and on a young roof it often ends with nothing needed.

The roof over a new Monterra home arrives with documents that get filed and forgotten. They are worth ten minutes now, because they answer the questions that turn up later. If a builder warranty period is running out, a set of roof inspections photos before it closes is worth having while there is still someone to ask about what turns up.
Manufacturer, product line and the exact color name, from the closing paperwork or the builder’s selection sheet. Without it, a repair five years from now becomes a guessing game about which brown you have, and a patch that does not match is hard to unsee.
Shingle warranties come from the manufacturer, and many depend on being registered, sometimes inside a set window after installation. Find out whether the builder registered yours or left it to you, and read the actual certificate rather than the brochure.
If anything about the roof, flashing, gutters or attic ventilation was raised at walkthrough, keep the list and the date it was signed off. A young roof that leaks is usually a missed detail rather than a failed roof, and the punch list is where that conversation starts.

Usually small things, and often nothing. On a house this new the questions are less about wear and more about how the roof was finished: whether the flashing at the walls and porch roofs was built rather than caulked, whether the soffits supply the intake the ridge vent needs, and whether anything raised at the walkthrough was closed out. A young roof that leaks is nearly always a finish detail, which is a small repair, and it is worth catching while the builder’s workmanship period is still running.
Generally not. Warranties cover defects in workmanship or material, and weather is neither, so storm damage normally runs through your homeowner’s policy. Read the warranty before you hire anyone. Workmanship terms often name who performs the work during the covered period, and using someone else can end the coverage. Manufacturer material claims run separately and need the product details and registration. Once a period expires, the choice is yours.
Mostly at ground level and in the gutters. Construction traffic leaves nails in driveways, wind carries wrapping and offcuts into valleys, and gutters fill with grit faster than they will once the landscaping is in. Clearing them before the first heavy rain prevents the overflow that soaks the beds against the slab.
