Williamsburg holds the oldest of Fate’s big neighborhoods, which means plenty of roofs here are on the far side of fifteen years. The question is rarely whether something needs doing. It is whether this is the year, and what a replacement should include when it happens.

The short version
Williamsburg grew in phases. The City created Williamsburg PID No. 1 in 2006 and PID No. 2 in 2012, and the D.R. Horton community here ran plans from about 1,829 to 2,608 square feet around a clubhouse, pool, splash park and fishing pond. The builder now lists it as sold out.
Those years say when the neighborhood began, not when the roof over your head went on. Plenty of Williamsburg roofs have already been replaced once. Even so, this is the part of Fate where original builder shingles are most likely to be near the end of a normal service life, which is why the first re-roof is the usual conversation.
Reading the age
The planning figure for an asphalt shingle roof is around twenty years, and North Texas sun, heat and hail do nothing to extend it. A roof from the 2006 phase has had a long run by that measure, and one from 2012 is getting there. Neither number decides anything on its own, because a roof replaced after a storm in between started its own clock that day.
Condition settles it, not arithmetic. Shingles that have gone brittle and crack when lifted, granule loss that leaves the mat showing, seals that no longer hold in a gust, and repairs multiplying in different places all point the same way. When they add up, a roof replacement is the honest answer, and doing it once, properly, beats three more service calls.

Comparable proposals

Original builder shingles, or a storm replacement from the last fifteen years? A previous owner’s claim paperwork, an old permit record or a manufacturer wrapper in the attic can date it. That changes whether you are replacing a worn-out roof or investigating one that failed early.
Nobody knows the state of the deck until the old roof is off. A good proposal names a price per sheet for replacing damaged decking and says how it gets documented, so the agreed number does not move without a photograph to explain it.
Soffit intake and ridge exhaust work as a pair. Older builder roofs are often short on intake, which bakes shingles from below and shortens the life of whatever goes on next. A replacement is the cheapest moment to correct it.
Pipe boots, step flashing at walls, valley metal and drip edge are where an aging roof leaks first. Ask plainly whether each is being replaced or reused. Reusing them saves a little on the invoice and tends to cost more later.
Williamsburg sits inside a public improvement district, which finances roads, sidewalks, utilities, parks and landscaping. A PID is a City finance district, not an architectural committee, so approval for a color or product change still comes from your own community documents.

It can be. An impact-rated shingle carries a Class 4 rating, which describes how the product performed in a laboratory impact test, not a promise about hail damage or your warranty position. Start with the closing documents and the seller’s disclosure, which often name the year and sometimes the contractor, and City permit records can confirm a date. In the attic, a shingle wrapper or a sticker on the decking is a common leftover. A registered manufacturer warranty is usually traceable by address.
Age is not a claim. Storm damage is. Two hail dates near Fate sit in the NOAA record, June 11, 2023 and April 27, 2026, and a 2006 roof has been under both, though those entries are start points near a city coordinate rather than proof your roof was struck.
